Get Your Renters Move in Ready


One of the most frustrating things for any landlord or property manager is when a rental sits vacant. Therefore, when new tenants sign a lease it can be exciting and stress relieving for landlords and property managers especially if a considerable amount of time and money went into marketing, background checks, and rental upgrades to attract and sign the new tenants. However, when a new lease is signed, it is not the time to step away and forget about your new tenants. Rather, as a landlord or property manager, you can make your tenants move in experience as smooth as possible which will start your relationship off on the right foot and potentially save you and your tenants time and money.


  • Have a list of local moving companies that you can give to your new tenants: Creating a list of trusted local movers to give to new (and moving out) tenants can be helpful to landlords and tenants. As a landlord, you can ensure the list includes movers that follow and know your moving guidelines including move in times and days and carry adequate insurance. Some moving companies may be even be willing to give a referral fee or a discounted rate if you recommend them to your tenants.

  • Leave Your Tenants a Welcome Basket: Welcome baskets can not only be used to make tenants feel welcome, but they can also include important tenant information such as the super’s hours of operation, instructions on paying rent and emergency contacts.

  • Create a Tenant Checklist: Creating a checklist that reminds tenants about things they need to do right away once they move in can help remind them to get these tasks done and make the transition to their new home much easier. The checklist can include, setting up cable and internet, recycle moving boxes, contacting the utility company to get their name on the account, and setting up auto pay rent payments.

Many landlords may not want to bother with creating and giving out tenant checklists or gift baskets for tenants when they move in because they think it is too much work. However, while it may take some time to write up the checklist, if you save it in your rental property system you can easily print it out whenever a new tenant moves in.
